Foreclosure vs. Short Sale
Foreclosure: ineligible for a Fannie Mae backed mortgage for 5 years.
Short Sale: Eligible for a Fannie Mae backed morgage after only 2 years
Foreclosure: Any future 1003 application a prospective borrow will have to answer "Yes" to question C-"Have you had property foreclosed upon or given title or deed in lieu thereof in the last 7 years?"
Short Sale: No similar declaration or question regarding a short sale
Foreclosure: Will remain as a public record on a person's credit history for 10 years or more
Short Sale: Short sale is not report on a credit history.
Foreclosure can also affect Security Clearances, Current and Future Employment. A short sale does not challenge most security clearances and does not challenge employment.
I am here to help you. If I am able to negotiate with your lender a result that allows you to stay in your home, there is no charge for my services. If the only solution is to sell your home, I will charge a usual and customary fee that is normally taken from the proceeds of the sale.
